Project Story
Bennett Architecture played a key role in the urban design of The Heights Durack, a premier master-planned community in Palmerston that redefines contemporary tropical living while embracing the unique Territory lifestyle. Spanning more than 50 hectares, the development is planned to accommodate over 400 families and is underpinned by urban design principles that promote economic security, affordability, and long-term resilience. The masterplan supports housing choice and market diversity, enabling residents to enter, remain, and adapt within the community over time, strengthening social and economic stability.
A broad range of housing options was carefully integrated, with lot sizes ranging from compact 300m² parcels to generous 1000m² homesites. Diverse residential typologies, including duplexes and multi-dwelling lots, were incorporated to support affordability, efficient land use, and inclusive living arrangements. This diversity caters to first-home buyers, growing families, downsizers, key workers, and multigenerational households, ensuring the neighbourhood responds to changing demographic needs and life stages.
The masterplan places strong emphasis on green neighbourhoods and environmental performance, with interconnected parks, green corridors, and shaded streets that respond to the tropical climate. These elements enhance urban cooling, support biodiversity, and encourage walking and cycling, while providing high-quality outdoor spaces for recreation and everyday social interaction. The public realm was designed to be legible, walkable, and human-scaled, fostering casual encounters and a strong sense of community engagement.
Safety and security were embedded through principles of passive surveillance, clear sightlines, activated streetscapes, and well-defined public and private spaces. Streets and open spaces were designed to feel welcoming and safe at all times of day, supporting both physical safety and perceptions of security. Strong connections to Palmerston’s existing transport networks, schools, employment areas, and local amenities ensure the development is well integrated into the broader urban fabric and reduces reliance on private vehicles.
Through a balanced approach to affordability, housing diversity, environmental sustainability, and community wellbeing, Bennett Architecture helped deliver a resilient and inclusive neighbourhood that supports long-term liveability and investment value. The Heights Durack stands as a vibrant, connected community where residents can enjoy a high quality of life, strong social ties, and a genuine sense of belonging.
